What are site costs?

When building a new home, there are costs involved beyond the base price of your chosen design. These are known as site costs and relate to preparing your block of land so construction can begin safely and compliantly. Site costs vary depending on the unique characteristics of your land and are identified once site assessments are complete.

What do site costs typically include?

  • Council fees and approvals
  • Soil testing to determine footing and slab requirements
  • Site preparation, such as levelling the land (cut and fill)
  • Rock removal or additional earthworks, if required
  • Termite protection, applied as part of slab construction

Why site costs vary

Every block is different. Factors that can influence site costs include:

  • Slope and access to the site
  • Soil type and ground conditions
  • Council requirements or overlays
  • Easements or retaining walls
  • The design and engineering requirements of your home

Where possible, site costs are identified upfront and included in your contract, giving you clarity around your total build cost from the outset. If site conditions can’t be fully confirmed at that stage, a provisional allowance may be included instead.
