What are the stages of my home once I'm onsite?

Here’s a guide to what’s included at each stage of your build. Please note there may be minor differences between states. For a detailed breakdown specific to your home, please refer to your HIA contract.

Base Stage

This is where your home’s foundation is formed.
During the Base Stage:

  • Site preparation is completed
  • Plumbing drains are installed on site
  • The concrete slab is prepared and poured

Once complete, your home will have a solid base ready for construction to begin

Frame Stage

This is when your home really starts to take shape. During the Frame Stage:

  • The house frame and roof trusses are erected
  • External walls and internal framing are installed
  • Roof structure is complete

Once the frame is complete, your local council or building surveyor will be notified to carry out an inspection.

Lock-Up Stage

Your home is now enclosed and protected from the weather.During the Lock-Up Stage, the following are installed:

  • Roof covering
  • External windows and sliding doors
  • Entry doors
  • Fascia and gutters
  • Rough-in plumbing and electrical
  • Insulation

At the end of this stage, your home is considered “locked up”.

Fix Stage

This is where the inside of your home really comes together. During the Fix Stage:

  • Internal linings are installed
  • Electrical and plumbing fit-off is completed
  • Skirting, architraves and doors are installed
  • Kitchen cabinetry and other joinery are fitted
  • Stairs are installed (for double-storey homes)

Once complete, your home is approximately three-quarters finished.

Practical Completion Inspection (PCI)

Your home now looks and feels like a finished home. During this stage:

  • Painting is completed
  • Tiles and flooring are laid
  • Bathroom fixtures are installed
  • Heating and electrical fittings are fitted
  • Driveway is poured (if applicable)
  • Final builders and site clean is completed
  • Brick clean is carried out

Your home will also undergo a Quality Assurance (QA) check. Once complete, you’ll be invited to attend your Practical Completion Inspection (PCI) with your Building Supervisor. This is a walkthrough of your home to ensure everything is ready. After PCI, your CRC will guide you through the next steps towards settlement and handover.
