What are the steps pre construction? (Personalised Journey)

Here's a helpful guide to show the stages of your construction journey with Simonds and when certain payments are due. 

Step 1: New Home Planning

A preliminary siting and Sales Advice Estimate will be provided by your New Home Specialist.  We’ll also offer you a complimentary consultation with our expert finance partner, Loan Gallery. They will reach out for a friendly, no-obligation check-in to assist you with any questions,  comparing loans or finding tailored solutions.

VIC & QLD: $500 Initial Fee Payable - Fully  refundable (up until Step 3) and this forms part your 5% deposit under your building contract.

SA: $500 Initial Fee Payable - Fully refundable (up until Step 3) and this forms part your 2% deposit under your building contract.


Step 2: Design Hub (Optional Step)

If you’d like to make additional structural changes to your design that aren’t included within your
home design’s options, you can utilise our Design Hub service.

VIC & QLD: This service is accessed through a non-refundable $1,500 payment which will also form part of your 5% deposit.

SA: This service is accessed through  a non-refundable $1,500 payment which will also form part of your 2% deposit.


Step 3: New Home File Presentation

You'll finalise and approve your selections and inclusions with  your New Home Specialist who
will then submit your paperwork to our office for review.  Once this is complete, we'll organise a soil test and site survey.

VIC & QLD: $2,000 non-refundable Preliminary  Fee is payable. This payment is due within 28 days from your initial Fee & will be put towards your 5% deposit under the Building Contract.

SA: $2,000 non-refundable Preliminary fee is payable. This payment is due within 28 days from your Initial Fee & will be put towards your 2% deposit under the Building Contract.


Step 4: New Home Tender

We’ll present your tender and provide you with your set of working drawings in readiness for your Gallery appointment

VIC & QLD: $2000 non-refundable tender fee is payable. This also forms part of your 5% deposit.

SA: $2000 non-refundable Tender fee is payable. This also forms part of your 2% deposit.


Step 5: Gallery Appointment.

Personalise your new home by selecting your finishing touches at the Simonds Gallery.

Step 6: New Home Contract

Together we’ll formalise, review, and sign your new HIA Building Contract. The balance of your 5% deposit is required

VIC & QLD: $The 5% balance is due once you have signed your Building Contract and your Insurance is issued.

SA: The 2% balance is due once you have signed your Building Contract and your Insurance is issued.
