What happens at my Practical Completion Inspection (PCI)?

For many homeowners, the Practical Completion Inspection (PCI) is one of the most exciting milestones in the build journey. This is your opportunity to walk through your completed home with your Site Supervisor and review every detail together.

What is a Practical Completion Inspection?

The PCI is a key Quality Assurance (QA) checkpoint where we confirm your home has been completed in line with:

  • Your signed contract and plans

  • Australian Standards and the National Construction Code (NCC)

  • Simonds’ own quality benchmarks

By the time you reach PCI, your home has already undergone multiple internal checks and inspections to ensure it’s ready for this stage.

Our Quality Assurance Process

Across your build, your home will complete 12 Quality Assurance inspections, with five on-site inspections that you’re able to attend alongside your Site Supervisor. These inspections take place at key construction stages and allow our team to:

  • Inspect workmanship and finishes

  • Ensure compliance with building standards

  • Confirm works align with your plans and selections

Before your PCI, your Site Supervisor will also complete a final walkthrough with their Construction Manager to identify any items that may need touch-ups.

What Happens During Your PCI?

During your PCI, you’ll walk through your home with your Site Supervisor, reviewing all finishes, fixtures and fittings. Together, you’ll check items including:

Paintwork

Walls, ceilings, cupboards and robes are checked for finish and consistency. Minor cosmetic marks can occur as trades complete their work and are easily rectified. Any required touch-ups are noted and scheduled.

Cabinetry, Doors and Windows

All cupboards, drawers and wardrobes are tested to ensure they’re aligned and operating smoothly. Doors, windows, locks and keys are also checked to confirm everything is functioning correctly.

Lights, Power and Plumbing

We test all lights, power points, taps and toilets, checking water pressure, drainage and operation to ensure everything is working as it should.

Your Site Supervisor will record any items requiring attention and explain the next steps.

What Happens After PCI?

After your PCI is complete, there are a few final steps before you receive the keys:

  • Certificate of Occupancy (CO)

  • Bank valuation (if required)

  • Final invoice and settlement

If you’re currently renting, it’s important to wait for confirmation from your Site Supervisor before giving notice. Occasionally, final approvals or minor touch-ups can take extra time, and we want to help you avoid unnecessary stress.

By the time you reach your PCI, the finish line is well and truly in sight. This final walkthrough ensures your home is ready for handover and gives you confidence that everything has been carefully checked before you move in.
