What services do I need to have ready before construction starts?
Before construction begins, essential services such as water, electricity and sewer (or septic) must be available to your site.
As the homeowner, you’re responsible for ensuring these services are in place and for the cost of water, electricity and gas used throughout the build.
If you’re undertaking a knockdown rebuild, it’s important to confirm which services are already connected, as you may need to arrange connections, upgrades or disconnections during demolition, along with any associated costs.
Blocks in new residential estates are typically fully serviced, while rural or semi-rural sites may require additional works. Power connections can be more costly if the home is set back from the road.
Simonds will apply for and coordinate gas connections during construction. Electricity requirements are outlined in your contract, and if temporary power is needed, a variation may apply. Where sewer and stormwater connection points exist, Simonds will connect to the legal point of discharge. If a septic system is required, installation is the owner’s responsibility and will be coordinated with your Site Supervisor.
